Delivering Innovative Modular Designs

OpenSpace AV Danzer

Innovative development and the application of new materials and design features ensure we deliver longer lasting, better performing buildings with significant economic benefits.

Our new galvanised steel building system is today delivering a 30% increase in productivity in steel manufacture and has enabled us to deliver significant product developments.

Our OpenSpace product has opened up the construction and civil markets to us enabling us to compete for large, long-term contracts where previously purchase of the contractor accommodation would have fallen to traditional modular buildings.

Further innovation has led to us creating an end-linked module allowing us to provide buildings with larger foot prints in both width and length.

Developing the linking system, and reinforcement to enable us to take the sides out of the Protecta units to form OpenSpace, was trialled by our production team. Once we were confident in this process we were able to develop the system which allowed us to provide 3 and 4 storey buildings with end-linked units.

We have recently introduced a new system of steel construction for our modular buildings which exceeds the highest current industry standards. Our fully-galvanized, cold-formed steel (CFS) construction system, comes with a 60 year structural warranty which promises longer lives for modular buildings.

This new standard of manufacture can be used in the production of the largest modular buildings. Due to its improved weight-bearing capabilities, we can now design modular buildings up to 9 storeys high. This will enable customers to maximise really limited spaces by creating additional vertical space.

Costly time and budget overruns are a major concern among construction clients. We have ensured that our factory-based modular building manufacture is not disrupted by weather, site characteristics or trade shortages. 99.9% of projects are delivered on time and on budget – compared with a construction-industry average of 63% on time and 49% on budget.

Swift delivery is key – we often reduce time by up to 50% compared to a traditional build. This leads to proportionate savings in site costs and an earlier ROI.

Our factory-based manufacturing environment delivers consistently high-quality standards through close control of the entire construction process.

A range of innovative optional features deliver a highly sustainable product including rain water harvesting, sedum roofs, PIR lighting and improved thermal performance.

More Linkpak orders for Local Authority projects

In June we received orders for two more local authority projects, both of which have specified our versatile Linkpak system.

The first is via our long standing clients at Nottingham County Council who have commissioned AV Danzer to provide a new office facility at Bilsthorpe Recycling Depot at a value of £144,000.

We are providing six modular Linkpak units which will create an area of 216m2 to house offices, a meeting room, kitchen, server room and lobby.

The exterior will be finished in Grey Goosewing Plastisol cladding with Merlin grey fascia to give a sleek contemporary look. An external canopy will also link the new facility to the existing building to ensure people can move around under shelter.

The second commission is from another long-standing client, the London Borough of Southwark.
We are designing and constructing two Linkpak modular building units for Summerhouses, a preventative provision, based near Dulwich in central London, which works with primary-aged pupils who are at risk of exclusion in mainstream schools.

The units will create a building with a total floor area of 61.20m2. It will include a single main classroom, smaller classroom/meeting room, two stores, an accessible WC and a lobby and cloakroom area. The building design includes the installation of roof lights to maximise the available light.

We have proposed that new modules should be externally clad in Non-Com Siberian Larch, a fully fire tested treatment which dramatically slows down fire spread and reduces heat and smoke generation. We have suggested this treatment to reduce the potential risk of fire spread due to the proximity of the building to an existing boundary wall and other buildings on the site.

As usual we will deliver and install the units and undertake the external works which includes the provision of ramps, steps, guardrails, pathways, surfacing and soft landscaping. The project also includes the creation of foundations for the new building and the demolition and removal of an existing building on the site.

As we so often find with schools, there is restricted room on the site and access is via narrow residential roads with on-street parking. We have surveyed the access and approach to the school and have ensured that the modules can be delivered via the approach roads without problem.

We will work with our specialist crane contractors to install the units which will minimise the down-time and any road closures. Our team will be working closely with the Metropolitan Police and the necessary permissions will be sought regarding the route to the site. Letter drops will be made prior to the installation to alert residents who may be affected on the day. This project, which is valued at £120,000, is now in production and will be on site in September. We look forward to showing some pictures once these great new buildings are in place.

Helping Legal & General To Build Modular Homes for Future Generations

Legal & General AV Danzer

You can probably see Legal & General Homes’ new industrial unit from space it is so huge, but we do love to get involved with large scale projects and this one is a whopper!!

Legal & General Homes (L&GH) has leased what is the UK’s largest available new industrial unit, The Big 555 in Sherburn-In-Elmet, Yorkshire from where it intends to transform the UK’s housing market by building off-site homes.

AVDanzer was approached by its construction partners Cara Construction to provide the on-site welfare facilities for the L&GH team.

In a sale valued at over £380,000 we have delivered and installed twenty-two 40×11 end-linked, OpenSpace modules which have been erected outside The Big 555. These will provide a range of welfare facilities including a canteen which will accommodate over 100 people with kitchen, servery and store rooms. Ladies and gents changing rooms, showers and toilets, a first aid centre and quiet room are also included.

A further four stand-alone units, which will provide WC facilities, have also been sited within the building itself. Open Space by AVDanzer was specified because of our ability to deliver large open spaces which are flexible and which can be quickly put in place.

With UK housing supply in crisis and a shortage of skilled people to deliver traditional build homes cost-effectively, L&GH is aiming to build thousands of modular houses to address both these issues.

Legal & General AV Danzer

Likening the process to the transformation of the automobile industry, L&G Homes explains on its website: “Before modern manufacturing, cars were built by hand. Some were built by craftsmen at the peak of their trade, some were built on Friday afternoons and were best avoided. Some were built with quality materials, some were not. Some were constantly being repaired and required re-work or even replacement. Things had to change.

“The assembly line transformed the automotive industry; labour became fully trained and highly skilled, quality became paramount, materials and components were honed to be fit for purpose.

“Standard home types are built on site by hand. Some are built by craftsmen at the peak of their trade, some are built on Friday afternoons. Some are built with quality materials, some are not. Some are being constantly repaired and require re-work. Sound familiar?”

L&G Homes’ vision is to build homes in controlled factory conditions by fully trained and highly skilled labour, using computer control and materials and components selected as best-in-class, with every home produced being defect free.

Its team is being trained with the skills to work across all aspects of the new manufacturing facility, so that they become multi-skilled in the design, manufacture, assembly and installation of new cost-effective homes.

The Big 555 is the only new build logistics warehouse larger than 500,000 sq ft in the UK and provides 555,000 sq ft warehouse with 14,607 sq ft of offices.

Spotlight on Danzer’s Manufacturing Process

AV Danzer Manufacturing Production

Over the last few years Danzer has grown rapidly. In the year to September 2015 we achieved a 29% growth in profit, with turnover up to £5.380m.

Growth in the housebuilding sector has certainly played a significant part and clients include Taylor Wimpey, Barratt, David Wilson Homes and Jones Homes for whom we manufacture steel anti-vandal accommodation units. The UK’s housing boom has also seen an increase in orders from construction firms such as BAM, St James and Bouygues.

To meet this demand we embarked on an investment programme which has provided a new steel production unit which opened in March 2015 and is today delivering a 30% increase in productivity in steel manufacture.

Having invested heavily in our manufacturing plant we have also invested in our systems to improve process controls to ensure we comply with all structural legislation. Successful process and quality controls are integral to success and they start at the initial design phase.

Individual panels for each build are carefully jig-built which gives repeatable accuracy. Control documentation is generated for individual jobs and this documentation follows through the whole process. Our team has extensive product knowledge and considerable experience of the variations within the specifications.

Danzer has invested in the latest fabrication equipment which gives us consistent build control and as we manufacture across three production lines and we can produce both modular and steel fabricated products. Both quality control and assurance are monitored throughout the whole process to ensure customer satisfaction.

Externally we are able to give customers complete choice in colour or design and can brand cabins in corporate livery or bespoke designs. The cabins can be multi-stacked to meet even the tightest space constraints.

Internally we can accommodate any configuration using up-to-date build techniques which allow ventilation and insulation throughout, reducing condensation and improving thermal performance.

We install PIRs, extraction, wet/dry rooms, disabled access, down lighting or storage facilities. Internal fit out is carried out by highly experienced plumbers, electricians and joiners.

We will continue to invest in our people, systems and process to ensure we deliver a market-leading product and service to our customers in the UK and further afield.

Creating inspiring and engaging teaching spaces

AV Danzer Classrooms

AVDanzer has many years of experience in producing bespoke modular buildings for schools. They are built by us right here in the UK and can be ready for occupation in just 6 weeks.

Straightforward single classrooms, or unique learning spaces, up to 3-storey multi-functional solutions – AVDanzer buildings are designed to both motivate and stimulate students and staff. And the service is not limited to construction either. We offer a full turnkey service which includes ground works, landscaping, playground areas, exteriors and fit-out.

We have thirty years experience in creating classrooms and teaching spaces for local authorities, colleges and universities across the UK. Spaces which are designed to meet legislative requirements, exacting budget constraints and tight timeframes.

We manufacture all of our modular buildings at our production facility in Nottingham and because we can manage the entire process through manufacture, delivery and fit-out it takes away the headache of project management.

Our modular buildings can be operational often within a matter of weeks and our buildings can be adapted to accommodate a wide range of uses such as laboratories, art rooms, dance studios, technology rooms, IT suites, general classrooms, receptions, kitchen and dining facilities and offices.

In recent months we have created bright new learning environments for schools in Nottingham including Lantern Lane Primary School in Loughborough for which we provided a 17 module building to create 361 m2 of additional space. The building included four new classrooms, toilets and wash facilities, offices, a kitchen and plant room and was commissioned as part of an investment programme by Nottinghamshire County Council to create additional classroom space at this popular school.

The second building was for Radcliffe-on-Trent Infant and Nursery School in Nottingham. This building comprises nine modules with a total footprint of almost 242m2 and includes a free flow area for 90 children as well as WCs and kitchen areas and a plant room.

In Thannet at Minster School we delivered three new classrooms which created 228 m2 of space. Val Hardy, Senior Project Manager with Kent County Council added: “AVDanzer did a great job bringing large modules on to what is a very tricky site with access constraints along particularly tight residential roads.  Their co-ordination was second to none.
The list of special features that can be included in the buildings is extensive, including interactive white boards, IT systems, air conditioning, double glazing, PIR controlled lighting – helping to ensure a ‘Good’ BREEAM (energy) rating.

We work with local authorities, building contractors, or architects, to deliver an on-site solution that perfectly matches needs, timescales and budget. Our ability to deliver on time and to budget means that AVDanzer is the ideal option for school projects.
